Why Homeowners in Toronto Choose Us

A condo kitchen is a small room with a long list of people who have to agree to it first.

  • Board Package Prepared

Alteration agreement, drawings, insurance and contractor documents submitted the way property management asks for them.

  • Services Surveyed First

Risers, sprinklers, structural slabs and the ductwork you cannot move are found before a layout is promised.

  • A Price That Does Not Move

Scope, allowances and exclusions written down before demolition, with changes signed off by you.

  • 5-Year Workmanship Warranty

In writing, alongside the liability insurance your building will ask to see before we begin.

15+ Years in the GTA

Condo Kitchen Renovation, Priced Before the Work Starts

A condo kitchen is not a small house kitchen. The plumbing stack is shared, the slab cannot be cut, the ductwork runs where the architect put it in 2006, and the corporation has an opinion about all three.

We survey before we design. What can move, what cannot, and what needs approval is settled first, so the layout you approve is the one that gets built.

Most of our Toronto work is in housing that predates the code it now has to meet: ground floors being opened up, earlier renovations being corrected, and modern mechanical being fitted into rooms that were never drawn for it.

  • A layout drawn before the risers were found
  • Approvals chased after demolition
  • No elevator booked for delivery day
  • Trades who have never worked in a tower
  • Suite surveyed before design
  • Board package prepared and submitted
  • Elevators, hours and shutoffs scheduled
  • Five-year workmanship warranty

What You Sign With Us, and What You Usually Sign

The difference between a fixed-price contract and an estimate shows up halfway through the job, when the walls are already open.

Opening Up a Closed Galley

Many older suites have a kitchen boxed in by a non-structural wall that can come out — and some have one that cannot. We find out which you have before the drawings go anywhere near the board.

Where it can open, the difference to a small suite is larger than any finish upgrade.

How the Work Runs in Toronto

Built for Toronto Homes

Toronto towers each run their own rules, and the difference between a six-week kitchen and a five-month one is usually how early those rules were read.

What the Suite Will Allow

Risers, sprinkler lines, a post-tensioned slab and the exhaust route are the real constraints in a condo kitchen. None of them care about a rendering.

We survey them first and design to what is there, which is why our drawings tend to come back from the board approved rather than annotated.

Neighbours Notice Everything

Dust in the corridor, a propped fire door, a delivery at the wrong entrance — in a tower these become complaints, and complaints become stop-work notices.

Protection goes down daily and debris leaves the way management asks.

One Contract, Start to Finish

Design, approvals and construction sit in one company, so the drawing that goes to the board is the drawing that gets built. Toronto Building reviews the application, and the zoning check comes before it — on narrow downtown lots that check decides what is possible at all.

What Toronto Homeowners Ask Us

How much does a condo kitchen cost in Toronto?

It depends on the size of the suite, whether the layout moves, and how strict the building is about hours, protection and access. In a tower the schedule costs as much as the materials, and an honest quote shows both.

Do I need board approval for a kitchen?

Almost always. Most corporations require an alteration agreement, drawings, proof of insurance and contractor documents before any work begins. We prepare and submit that package rather than handing you a checklist.

Can the kitchen wall come out?

Sometimes. It depends on whether it is structural, what runs inside it, and what the corporation permits. We find out before the design is finalised, not after you have approved a plan built on a guess.

Do I also need a building permit?

Board approval and a municipal permit are different things, and some work needs both. Toronto Building reviews the application, and the zoning check comes before it — on narrow downtown lots that check decides what is possible at all. We check which apply to your suite before the schedule is set.

How long does a condo kitchen take?

Four to seven weeks on site, plus the approval time ahead of it. Approvals vary most between buildings, which is why we file early and schedule around the answer.

Do you work outside Toronto?

Yes. We renovate suites across the GTA, including North York, Etobicoke and Scarborough, on the same fixed-price contract and the same five-year workmanship warranty.

Condo Kitchens Across Toronto

We build kitchens in towers across Toronto, in buildings around Leslieville, Riverdale, The Annex and High Park, from investor turnovers to owner suites taken back to the slab.

The cabinetry is ordinary work. The coordination around it is what makes the difference between six weeks and half a year.

Access is part of the plan here. Narrow lots, laneway parking and permit parking on residential streets decide where the bin goes and how material reaches the house, and that is settled before the first delivery rather than on the morning of it.
